Oven Cleaning for Your Bond Clean: What You Need to Know
The oven is where most bond claims start
If you've ever had a real estate agent walk through a property at final inspection, you'll know they go straight to three things: the carpets, the walls, and the oven. Of those three, the oven is the one that catches the most tenants out. I've seen end of lease situations in suburbs like Richmond, Hawthorn, and St Kilda where everything else in the property was spotless, but a greasy oven with baked-on carbon on the element cover cost someone a chunk of their bond.
It's not that agents are being difficult. The condition report signed at the start of the tenancy almost always notes the oven as clean. So when it comes back dirty, that's a clear, documented difference. It's one of the easiest deductions for a property manager to justify.
Why oven grease is so hard to shift yourself
Domestic oven cleaners from the supermarket do a reasonable job on light grease. But most rental ovens, especially in higher-density apartments in areas like Box Hill, Carlton, or Footscray, have had multiple tenants cooking in them. By the time you're moving out, the grease isn't just sitting on the surface. It has polymerised. It's baked into the enamel, carbonised on the racks, and built up under the element and around the door seal.
Scrubbing that yourself for two hours usually moves it around more than it removes it. You can end up with smeared grease that looks worse under inspection lighting than the original baked-on layer did. That's a frustrating position to be in on moving day.
What a professional oven clean actually involves
A proper oven clean as part of a bond clean is a methodical process. Here's what we do when we're working through a property in Toorak, Glen Waverley, or anywhere else across metro Melbourne.
Disassembly first
Every removable component comes out. Racks, shelf guides, the bottom element cover if it lifts out, the door glass panels if accessible, and the drip tray. Cleaning around things that can be removed just pushes the problem to the edges.
Commercial-grade degreaser application
We use professional alkaline degreasers, not the aerosol foams you buy at the shops. These are applied to every interior surface and left to dwell. Dwell time matters. The chemistry needs time to break down the polymerised grease before any agitation happens. Rushing this step is where a lot of DIY attempts fall apart.
Agitation and extraction
Once the degreaser has worked, we use non-scratch abrasive pads and brushes to lift the loosened grease. The racks go into a soak separately. The interior walls, roof, base, and door interior are all worked through section by section. Carbon spots get targeted individually. Then everything is wiped down thoroughly to remove all chemical residue, because a real estate agent will notice a chemical smell or a white film just as quickly as they'll notice grease.
The door seal and glass
The rubber door seal collects grease and crumbs that most people completely miss. We clean around it carefully without damaging it. The interior door glass, especially the gap between the inner and outer panes, is another common fail point at inspection.
Don't forget the rangehood
The rangehood gets assessed at final inspection too, and it's almost always neglected during a DIY clean. The filters are the main issue. A grease-saturated rangehood filter is visible immediately, and in some properties around Camberwell, Brighton, or Kew where the kitchen is a focal point of the home, the rangehood is practically at eye level.
We remove the filters and degrease them separately. The interior housing, the fan blades if accessible, and the exterior surface all get cleaned and dried before the filters go back in.
What drives the cost of oven cleaning in a bond clean
A few things affect how much time and effort a professional oven clean takes. The size of the oven matters, a large freestanding 90cm cooker is a different job to a compact built-in. The condition matters most of all. An oven that's been cleaned regularly during the tenancy takes a fraction of the time compared to one that hasn't been touched in two years. Whether there's a separate grill, a double oven, or a commercial-style rangehood also adds to the scope.
When you get in touch with us, we ask about these details specifically so we can give you an accurate quote, not a vague range that ends up being different on the day.
Get your oven sorted before the inspection
Whether you're moving out of a unit in Fitzroy, a house in Point Cook, or a townhouse in Essendon, getting the oven to final-inspection standard is one of the most important parts of a bond clean. It's detailed, it's time-consuming, and it's genuinely worth having done properly.
